Job Title: Facility Manager  

Location: Dar es Salaam, Tanzania 

Job Summary: 

The Facility Manager will oversee the day-to-day operations, maintenance, and management of the company’s AirBnB  properties. This role ensures that all properties are well-maintained, meet high standards of cleanliness, safety, and  functionality, and provide an exceptional guest experience. The Facility Manager will coordinate with various teams,  including housekeeping, maintenance, and guest services, to ensure seamless operations and high guest satisfaction. 

Key Responsibilities: 

Property Management: 

• Oversee the daily operations of all AirBnB properties.
• Ensure properties are maintained in excellent condition and meet all safety and health regulations.
• Conduct regular inspections to identify and address maintenance and repair needs.

Guest Experience: 

• Ensure properties are guest-ready at all times, providing a clean, comfortable, and welcoming environment.
•  Respond promptly to guest inquiries, issues, and complaints, ensuring high levels of guest satisfaction.
•  Coordinate with the guest services team to manage bookings, check-ins, and check-outs smoothly.

Maintenance and Repairs: 

•  Schedule and oversee regular maintenance, repairs, and upgrades to properties.
• Manage relationships with contractors, vendors, and service providers.
• Develop and implement preventive maintenance programs to reduce property downtime and repair costs.

Housekeeping Management: 

• Supervise the housekeeping team to ensure properties are cleaned and prepared to high standards.
• Conduct regular quality checks to ensure consistency and thoroughness in cleaning procedures.
• Manage inventory of cleaning supplies and equipment, ensuring adequate stock levels. 

Budget and Financial Management: 

• Develop and manage budgets for property maintenance and operations.
• Track expenses and optimize costs while maintaining high-quality standards.
• Prepare financial reports and forecasts related to property management.

Safety and Compliance: 

• Ensure all properties comply with local laws, regulations, and safety standards.
• Develop and implement safety protocols and emergency procedures.
• Conduct regular safety audits and drills.

Vendor and Contractor Management: 

• Negotiate contracts and manage relationships with external vendors and contractors.
• Monitor contractor performance to ensure timely and quality service delivery.
• Approve invoices and manage payments for services rendered.

Operational Efficiency: 

• Implement and optimize property management systems and processes.
• Utilize technology and automation tools to improve operational efficiency.
• Analyze data and metrics to identify areas for improvement and implement best practices.

Qualifications: 

• Bachelor’s degree in Facility Management, Property Management, Hospitality Management, or a related field.
• Minimum of 3-5 years of experience in property management, hospitality, or a similar role.
• Strong understanding of property maintenance, housekeeping, and guest service principles.
• Excellent organizational, communication, and interpersonal skills. 
• Ability to handle multiple properties and tasks simultaneously.
• Strong problem-solving skills and attention to detail. 
• Knowledge of local laws and regulations related to property management. 
• Ability to work flexible hours, including weekends and holidays, as needed.
